Director of Property Operations (Student Housing)
The Director of Property Operations (Student Housing) will oversee the operational performance of the firm's student housing portfolio through its in-house property management platform. This role is responsible for ensuring that each property operates efficiently, meets financial and leasing objectives, and delivers a high-quality resident experience. The Director will supervise the Portfolio Manager and Property Management teams, driving operational excellence across leasing, marketing, maintenance, budgeting, and resident services.
Key responsibilities include overseeing day-to-day operations of the student housing portfolio, supervising and supporting property management teams, monitoring key performance indicators such as occupancy and rental rates, reviewing financial statements to identify areas for improvement, leading the development of annual operating budgets, and implementing operational processes to improve efficiency and consistency. The Director will also conduct regular site visits to evaluate operational standards and coordinate with vendors to ensure quality performance.
The ideal candidate will have a bachelor's degree in Business Administration, Real Estate, Finance, or a related field, along with 5–7 years of experience in property management or real estate operations, including overseeing multiple properties or a portfolio. Strong understanding of multifamily and/or student housing operations, experience leading and developing property management teams, proficiency in property management software such as Entrata or similar systems, and excellent leadership, organizational, and problem-solving skills are essential. The role requires the ability to manage multiple priorities in a fast-paced environment and a willingness to travel periodically to portfolio properties.
