Portfolio Maintenance Manager
The Portfolio Maintenance Manager will oversee maintenance operations across a portfolio of student housing properties, ensuring optimal performance and compliance with safety standards. This role involves regular property inspections, direct support to on-site teams, and hands-on resolution of maintenance issues. The position is based in Aventura, Florida, with regular travel to various properties.
Key responsibilities include managing HVAC, mechanical, and life safety systems, ensuring all equipment functions efficiently and meets compliance requirements. The manager will also oversee pool and spa operations, maintaining chemical balance and adherence to health codes. Leading and developing on-site maintenance teams, managing vendors, and controlling maintenance budgets are essential aspects of the role. Additionally, the manager will track maintenance key performance indicators and standardize operations by implementing preventive maintenance programs and workflows.
Candidates should have 5–10 years of hands-on maintenance experience in multifamily residential or student housing properties, with a proven track record of managing maintenance operations across multiple properties. A deep understanding of HVAC systems, including diagnosis, repair, and preventive maintenance, is required. Experience with pool and spa maintenance, proficiency with property management systems like Entrata, and certifications such as EPA 608 (Universal or Type II/III) and CPO are necessary. Bilingual proficiency in English and Spanish is preferred.
The compensation package includes a salary range of $80,000 to $90,000 per year, 10 days of paid time off in the first year with incremental increases, major federal holidays, and health, dental, and vision insurance. Professional development and certification support are also provided.
