Senior Financial Analyst- Real Estate Investments
The Senior Financial Analyst position at Public Storage involves conducting financial modeling and investment analysis to support the company's extensive capital investment program. Reporting to the Manager of Real Estate Financial Analysis, this role collaborates closely with leaders in Acquisitions, Development, Lending, and Third-Party Management to identify, underwrite, and secure approvals for various investment opportunities. The analyst is expected to handle complex underwriting tasks and demonstrate strong proficiency in building and editing pro forma models, utilizing data-driven analytical tools for commercial real estate or investment management.
Key responsibilities include leading the underwriting of potential acquisitions, developments, loans, third-party management agreements, and other investments through analytical methods. The analyst will build ad-hoc return analyses for enterprise initiatives and projects, conduct scenario, sensitivity, and break-even analyses to assess risk and return profiles, and improve underwriting processes and communication within the organization. Additionally, the role involves conducting market and competition analyses to inform underwriting assumptions, collaborating with various teams on investment timing and deadlines, preparing investment committee memorandums, and partnering with the data analytics team to enhance pro forma models and analytical tools. The analyst will also assist in training Financial Analysts, support senior management requests, provide reporting and analysis for capital allocation decisions, and conduct market tours for potential deals, with domestic travel up to 10%.
Candidates should possess a bachelor's degree in Finance, Accounting, Economics, or a related field, along with 3 to 5 years of experience in finance, accounting, and real estate. Advanced knowledge of Excel, including functions like xlookups, nested if statements, pivot tables, and financial formulas, is essential. While real estate industry experience is a plus, outstanding organizational skills, attention to detail, exceptional presentation and analytical skills, excellent written and verbal communication abilities, and strong initiative to manage multiple projects are critical for success in this role.
